Technical Parameters and Scope of Work
A design-build contract works best when everyone knows who does what. Scope is the most important part of the contract, so we set it out in a table at the start. The table below shows a typical split, which we adjust for each project.
| Work item | Typical design-build scope | Notes |
|---|---|---|
| Concept and layout design | Included | Based on your user requirements |
| Detailed cleanroom drawings | Included | Walls, ceilings, doors, windows, airlocks |
| Panels, profiles, doors, windows | Included, factory-made | Our own production |
| Pass Boxes, Air Showers, Laminar Air Flow, HEPA products | Included, factory-made | Our own production |
| Installation of cleanroom envelope | Included | By our crews or guided local crews |
| HVAC design and installation | Defined per project | By us, a partner or your contractor |
| Electrical, lighting and controls | Defined per project | By us, a partner or your contractor |
| Flooring and civil work | Defined per project | Usually by local contractor |
| Process equipment | Usually by owner or equipment suppliers | Interfaces coordinated |
| Testing and validation | Support provided; testing by qualified party | Owner or independent tester |
Typical project stages:
- Brief: user requirements, classes, process flow and budget.
- Concept: layout, flows and a first cost estimate.
- Detailed design: drawings and bill of materials for approval.
- Manufacture: panels, doors and equipment produced in our factories.
- Shipping and installation: delivery, installation and supervision.
- Handover: documents, training and support for testing.
Please also tell us if you already have a designer, an HVAC contractor or a local builder. In many projects, we work together with them, and the scope table is adjusted so that each party knows its responsibilities.
Cross-Border Delivery and Localized Construction Support
Design-build across borders succeeds when the plan respects local rules, local labor and local logistics. Our approach is to design centrally, manufacture in our factories and install locally with clear guidance.
- Remote design: we work from your drawings and requirements, with video meetings for review.
- Local rules: we ask about building, fire, electrical and health rules in your country at the start.
- Documents: packing list, commercial invoice, certificate of origin and installation drawings, with FOB, CFR or CIF terms.
- Containers: we plan loading to use space efficiently and to deliver parts in installation order.
- Site support: manuals, video guidance or an engineer on site.
Local installation models: projects use one of three common models. In the first, a local contractor installs with our remote guidance. In the second, our supervising engineer leads a local crew. In the third, we send a full installation team for the cleanroom scope. The choice depends on local skills, visa and travel conditions, schedule and cost.
Your project team stays in charge of permits, local approvals and inspections. We provide drawings, material data and technical information to support them, and we are open about what we can and cannot manage remotely.
We suggest a kickoff video call with your project manager, local contractor and our engineer. Agreeing the schedule, delivery dates, site access, crane or forklift needs and the order of trades on one plan prevents most delays. Staged shipments can also be arranged when the building is handed over in phases.
Quality Control and Certification
In design-build, quality control covers design, manufacture, shipping and installation. Because we manufacture the main components, we control quality at the source, and our design and installation guidance is based on our own products.
| Stage | Control | Value for the owner |
|---|---|---|
| Design | Drawing review, bill of materials check, owner approval | Fewer errors on site |
| Materials | Incoming inspection of sheet, face, core, profiles, gaskets | Known quality |
| Production | Dimensions, bonding, edge sealing, function tests | Consistent parts |
| Packing | Count, labels, protection | Complete delivery |
| Installation | Checklist for joints, doors, sealing and interlocks | Tighter rooms |
| Handover | Documents, punch list, training | Clear acceptance |
Documents available: drawings, material specifications, factory inspection records, filter data, wiring diagrams and, where available, test reports.
Owners often ask for third-party inspection or witness testing. We welcome both, and we can adjust our schedule for factory acceptance tests. We state clearly what certificates exist for our products and what must come from other parties. Customer audits and sample approvals are welcome.
Design-build owners often want proof that the design was checked before manufacture. We hold design reviews with your team, record comments and keep a drawing log, so every change is traceable. Our factory can host audits or live video tours, so reviewers can see how panels, doors and equipment are made and inspected.
Batch records are kept for each project, so a later question about a specific room can be traced to production.
Our staff reply promptly and in plain language, and our designers can adapt standard layouts to your building and your process.
After-Sales Service and Response Capability
With design-build, after-sales support is easier, because the same team that designed and built the rooms keeps the records. We store drawings, bills of materials and batch information for each project, which lets us answer questions and supply parts quickly.
- Fast communication: technical questions answered in English by email, phone or messaging.
- Remote diagnosis: photos, videos and test data help us suggest causes.
- Spare parts: panels, doors, gaskets, hinges, windows, filters and equipment parts.
- Modification and expansion: new rooms, doors or lines can be designed and supplied as the business grows.
- Engineer visits: by arrangement.
Typical post-handover requests:
| Request | What we do |
|---|---|
| Add a room or line | Prepare updated drawings, supply matching parts, support installation |
| Replace worn parts | Identify the part from records, ship matching items |
| Solve a pressure or leakage issue | Review data and photos, suggest sealing or door changes |
| Re-qualification support | Provide component information and drawings |
Warranty terms are stated in the contract, and we encourage owners to keep a small stock of spare parts.
When you contact us after handover, we start from the drawings and records for your project. This saves time, because we know which panel type, door model and equipment were supplied and where. Sending us photos, the room name and a short description is usually enough for a first answer.
Replacement parts are made to the original specification, so appearance and performance match the existing rooms. For urgent cases, we discuss the fastest shipping option and prepare documents in advance.
A small stock of spare parts at the site helps you act the same day. Our engineers can also join a video call with your maintenance team.
Commercial Terms, Warranty and Lifecycle Cost
Design-build reduces risk, but it works best when the price is transparent. We give itemized quotations, so you can see what is included and compare options, instead of a single lump sum with no detail.
| Item | Our approach |
|---|---|
| Quotation | Itemized by room and component group, with drawings and scope notes |
| Pricing | Fixed price for a defined scope, or unit prices for clearly measurable items |
| Trade terms | FOB, CFR or CIF for supply; installation terms in the contract |
| Payment | Commonly a deposit, a payment before shipment and a final payment after acceptance; final terms in the contract |
| Changes | Written change orders with price and time effect |
| Warranty | Defined by component group in the contract |
Where design-build saves money:
- Fewer interfaces: one contract reduces disputes between designer, supplier and installer.
- Buildable design: the designer knows what the factory can make and the crew can install.
- Speed: design and procurement overlap, so production can start earlier.
- Lifecycle: records and modular design simplify later changes.
The owner's budget should also include items outside our scope, such as process equipment, utilities, permits and validation. We help you list them early.
When comparing design-build offers, check what is included, such as design fees, shipping, installation, supervision, testing support and training, and what is excluded. A low price can hide missing items, which return as change orders.
We provide itemized quotations and can show alternatives, such as a phased build, so that the first rooms start production while later rooms are completed.
We are glad to explain every line of the quotation.
Real Factory Strength Behind Design-Build
A design-build contractor is only as good as the capacity behind it. Pharma United Co., Ltd., founded in 2006, runs two factories in Kunshan and Qianjiang covering 20,000 m², with more than 60 staff. We manufacture the main components ourselves.
| Indicator | Information |
|---|---|
| Experience | 20+ years in cleanroom engineering |
| HPL cleanroom panels | About 250,000 m² per year; China's largest HPL cleanroom panel manufacturer |
| Container shipments | More than 1,000 forty-foot high-cube containers per year |
| Location | Kunshan, about 30 km from Shanghai |
| Product range | Panels, doors and windows, equipment, modular PODs, HEPA products |

Why this helps design-build owners: because we manufacture panels, doors, windows and equipment, design, production and installation guidance come from one team. Changes are handled quickly, and delivery is managed by the people who make the parts.
Customers can visit the factory, review production records, ask for references from similar projects and see sample panels. A showroom video is available for remote review.
Our staff reply promptly and in plain language, and our designers can adapt standard layouts to your building and your process.
We are glad to explain every line of our quotation and to prepare alternative options if you need to adjust the budget.
We are glad to review your floor plan, and our engineers will give honest feedback on what we can and cannot do for your project.
Samples can be sent for your own tests, so you can judge the result before ordering.
